Most of Alamogordo's home builders purchase their lots from a subdivision developer. Thunder Hills Subdivision offers an opportunity for the builder to claim the developer’s profit as well. These 47 lots, already platted and approved by Otero County, adjoin Alamogordo's East city limits at Thunder Road. With an overall acreage of approximately 35 acres, the Purchaser can use the existing subdivision layout, or replat the property to increase the number of building sites as part of the process of annexing Thunder Hills into the Alamogordo City Limits. A city water main runs along the subdivision's North boundary, and city sewer is located in the alley along the Thunder Hills West, lower boundary. Thirty of the lots have relatively flat terrain for easy development. The remainder of the lots form the hillside overlooking Alamogordo, the Tularosa Basin and White Sands, offering builders "view lots" to enhance the appeal of their home designs.
